5.      Conduct Qualified Prospective Tenant Inspections:- I call, email, and meet each prospective tenant by appointment. I do not know any other agency that does it this way. I have found that the best applicants/occupants are often working 9-5 Monday to Friday and need to be met when convenient for them. This gives me a much better feel for each applicant. 

6.      The Principal - You will be dealing directly with me, as will our tenants/occupants. Not the trainee, personal assistant, or newcomer to the industry.

7.      After-Hours Contact: – We understand that not everyone is available 9-5 and on weekdays. Before engaging a property manager, why not check whether you can catch them after 5.00 pm and on weekends?

8.      100% Transparency – As an example, I always attach original invoices for any maintenance work {authorised by you} to your monthly statements. I am aware that this practice may not be so across the board.

 I will: -

  •  Pay you twice monthly.
  • As an additional service, I can pay the general and water rates, and house and landlord’s insurance/s on your behalf.
  • Conduct Regular Interim Inspections: - We conduct up to four interim/routine inspections per annum. You are welcome to attend any of these inspections or send a friend on your behalf.
  • TICA Members: - TICA is Australia’s most in-depth tenancy database. This is where we can easily screen out the unsuitable tenants and carefully select the cream of the crop for you.
  • Attention to detail: - Our ingoing and outgoing condition reports are extremely thorough.
  • Listening: - Whatever your instructions are regarding prospective tenants, marketing, repair limits, and your preferred tradespeople, will be strictly adhered to!
  • Reviewing and Recommending Regular Rental Rises:- Keeping up to date with the rapidly rising rental prices is an important part of your manager’s job. Inflation, insurance, rates, and maintenance always go up.
  • A reliable list of experienced tradespeople:- See our list of tradespeople and local businesses attached. For transparency, we also attach the original invoices to your monthly statements.
  • Bond - When the rent is raised, it is also a good idea for the tenant to top up the bond. I will remind the tenants to do so as required.

  •  7.7% (including gst)
  • A letting fee of the first week’s rent plus GST
  • Lease preparation fee is $60.5 (includes GST), only for new tenancies.
